Keyfix’s market-leading NCCT system used in Havering redevelopment project

With the client wanting to future-proof its project through the use of trusted products, Keyfix's market-leading Non-combustible Cavity Tray System (NCCT) were supplied for installation on 197 new homes as part of the Napier & New Plymouth project in Rainham, Essex.

The major redevelopment project was part of a £1.5 billion regeneration scheme, delivered by Havering Council, main contractor Wates Group, architect practice KDS Architects, and brickwork contractor, Swift Brickwork. The project involved the replacement of two outdated 13-storey tower blocks that were seen to be having a negative impact on the neighbourhood. The development would see the creation of three tower blocks, holding a total of 197 modern, high quality homes, designed to be affordable for people in Havering and Rainham.

With the development project being so extensive, Keyfix designed and supplied 3,300 metres of its Non-combustible Cavity Tray System (NCCT), which encompassed 2,162 pre-formed Corner Units, and 5,800 Non-combustible Weeps across the 126 new homes.

Chosen by the client due to it offering a truly one-stop shop solution, Keyfix provided a myriad of products for use in the external cavity, including the NCCT system and pre-formed Corner Units and Pier Units. These come as a one-piece component, helping to speed up installation and enable significant cost savings.

The A1 fire rated NCCT system is manufactured from austenitic Grade 304 stainless steel, ensuring the highest standard of fire resistance for the building. In addition to making sure the building remains damp-proofed, the enduring quality of the stainless steel will guarantee longevity and ongoing resilience for over a century. The result of this is that the building will remain compliant with ever-changing regulations if they are to become more stringent.

As a company that focuses heavily on customer service, Keyfix played a prominent role throughout the project. In addition to attending design team meetings, carrying out ‘Toolbox Talks’, undertaking a CPD webinar, and providing a full technical review of architects’ drawings, Keyfix’s experienced team regularly visited the site to see how the project was progressing.

The close collaboration between Keyfix and the main contractor, Wates Group, ensured the project ran smoothly. Being involved from an early stage of the design process meant any problems that arose could be addressed head-on and in a timely manner.
