Keyfix supplied 5,599m of NCCT, including 1,576 Pre-Formed Corners, Stainless Steel Weeps and 1,800 Non-Combustible Cavity Tray Lintels, ensuring continuous cavity drainage and fire-safe performance across the façade.

The £100 million project in Hayes would see 407 high-quality apartments constructed across two buildings, alongside five shell and core commercial units. The mix of one-two-and-three-bedroom apartments was aimed at meeting the needs of young professionals attracted to the area by significant employment growth.

Challenge:

Keen to comply and exceed current building regulations, the architect, Frank Reynolds Architects, main contractor JJ Rhatigan & Co Ltd, and brickwork contractor, Lee Marley Brickwork Ltd, was keen to utilise the very best products on the market. That led them to seek out Keyfix.

Solution:

To ensure robust and trusted passive fire protection without requiring mastics, tapes or sealants, Keyfix supplied 5,599m of NCCT, including 1,576 Pre-Formed Corners, Stainless Steel Weeps and 1,800 Non-Combustible Cavity Tray Lintels, ensuring continuous cavity drainage and fire-safe performance across the façade.

Designed to exceed the lifespan of any building, Keyfix’s classified Class A1 Non-Combustible Grade 304 austenitic stainless steel cavity trays offer rigid self-support and prevent the risk of thermal bridging.

With the multi-block layout causing various access and sequencing challenges, Keyfix’s façade team worked closely with Lee Marley Brickwork, undertaking careful planning and early coordination to ensure the project progressed without delay.

Alongside that cohesive approach, innovative detailing was developed to ensure Keyfix’s NCCT system was able to seamlessly integrate across varying façade interfaces. This was especially important on the balcony areas that can otherwise become congested.

Neil Baker, Senior Estimator at Lee Marley Brickwork Ltd, praised Keyfix’s quick response times to any queries or challenges. He said: “We have worked with Keyfix before so we were well aware of the quality of their NCCTs and other products. On such an extensive and time-sensitive project, the speed of installation was absolutely vital.

They were also always on hand to answer any queries or help with technical guidance, which made a huge difference.”

Alongside providing quick response times to any technical guidance or queries, Keyfix’s technical team also provided floor plans and component schedules per floor per block, attended design team meetings and regularly undertook site visits to check on the project’s progress.

Delivering a fully integrated façade solution, Keyfix met all demanding performance and aesthetic requirements while streamlining installation and maintaining quality across the project – ensuring the project was completed on time in May 2024.
