Energy efficient homes with innovative roofing system

Smartroof’s efficient and cost-effective offsite manufactured modular roof system has played a crucial role in a Hampshire housing development, creating flexible and functional space whilst enhancing the overall building performance.


Built by Taylor Wimpey, the Bramley Park development in Warsash near Southampton comprises 85 new homes including several blocks of six apartments. This housing project presented the ideal opportunity for Smartroof to showcase its innovative roofing system in a large-scale apartment development.

The primary goal was to maximise usable space within the roof area of each apartment building, as this would allow for the addition of two generously sized apartments per block. This was crucial for the project’s efficiency and design. This demand for additional space was met through Smartroof’s innovative roofing system, which for this project required a T-shaped design.

The compound-cut cassettes required for the roof valley sections presented a challenge, but Smartroof’s precision in design and offsite manufacturing allowed for a seamless fit on-site. By pre-finishing the valley sections in the factory, this minimised time spent working at height and reduced the inherent safety risks associated with traditional roofing methods.

One of the standout design features of the project was the use of steel purlins for each block. This eliminated the need for pre-determined supporting walls, which in turn gave the designers greater flexibility in the apartment layouts. The result was a much more spacious and adaptable internal living environment.

The Smartroof system has made a significant contribution to the delivery of the project by improving build times, reducing waste, and enhancing health and safety. The roof modules were fabricated offsite in a controlled factory environment, which led to a reduction in material waste and ensured better quality control. When the prefabricated roof sections were delivered to the site, they were quickly craned into place, and the installation was completed in hours by the Smartroof team rather than days, streamlining the entire construction process. This efficiency helped reduce time spent working at height, contributing to the improved safety of the construction workers.

In addition to its space-maximising features, the Smartroof system also enhanced the thermal performance of the apartment blocks.

The pre-engineered insulated roof system provides superior insulation and airtightness, ensuring that the apartments will remain comfortable for residents while offering improved energy efficiency. This is an important consideration given the growing demand for energy-efficient solutions across the housing market, as well as the recent changes to Building Regulations.

Beyond the immediate benefits to the project, the Smartroof system also offers long-term peace of mind to both the developer and the residents. The Smartroof system comes with a 10-year warranty, ensuring that the roofs will continue to perform at a high level over time. This long-term guarantee is in line with major providers such as NHBC and LABC.
